If you own a home with a septic system, one of the most common questions is:“How do I know when my septic tank needs to be pumped?”

It’s a great question — and getting the timing right can save you thousands of dollars in repairs or system replacement.

A septic tank works by separating solids from liquids. Over time, the sludge (solids) at the bottom and the scum layer (fats and oils) at the top build up. If those layers get too thick, wastewater can’t properly separate, leading to backups, odours, or drainfield damage.

Here’s how to know if your tank needs emptying — and how to check before problems start.

          1. Look for Warning Signs Around the Home

If you notice any of these, your tank may already be full:

          Slow drains or gurgling toilets

Water pooling near your septic tanks

Strong sewage odours inside or outside the house

These are clear signs that the system isn’t processing wastewater properly — meaning the tank is likely overdue for service.

          2. Measure the Scum and Sludge Layers

If you’re comfortable checking the tank yourself (and have safe access to the inspection port), you can use a “stick test.”

Use a long stick or PVC pipe wrapped in a white cloth at the end.

Lower it slowly into the tank until you feel resistance — that’s the scum layer.

Push gently through the scum until you hit the sludge at the bottom.

When you remove the stick, measure the dark, stained sections to estimate how much buildup there is.

As a rule of thumb, if the sludge and scum together occupy one-third or more of your tank’s depth, it’s time to schedule a pump-out.

(If that sounds unpleasant — you’re not alone! Many homeowners prefer to leave this step to professionals.)

          3. Call a Septic Professional for an Assessment

The most reliable way to know when your tank needs emptying is to call a licensed septic professional. They can estimate based on:

The size of your tank (in gallons or litres)

The number of people in your household

How long it’s been since your last pump

For most BC homes, that means pumping every 3–5 years, depending on usage. Seasonal cabins or homes with fewer occupants may go longer, while large families or smaller tanks may need more frequent maintenance.

          4. Don’t Wait for a Backup

A septic backup is one of the most unpleasant and costly home repairs. Routine inspections and regular pumping are simple, affordable ways to protect your investment — and your property value.

If you’re planning to build or upgrade your home in British Columbia, you’ve probably heard the terms Type 1 and Type 2 septic systems. Understanding the difference between the two is key to making the right decision for your property — and your wallet.

What is a Type 1 Septic System?

In a Type 1 system, solids settle in the septic tank, while effluent — partially treated liquid waste — flows into the drainfield, where soil bacteria provide the final level of treatment as the water filters into the ground.

A septic system is an extension of the people feeding it by going to the bathroom and utilizing appliances in the home. The septic system is able to function and work efficiently based on what you put down the drain. Regular use of the system includes:

           Using your toilet regularly

           Running dishwasher / laundry machine

Things You Should Avoid Putting Down the Toilet /Drain

This list is not exhaustive, but gives you a good idea of the types of things that can destroy a septic systems natural process of breaking down organic material, fats, oils and greases that enter the tank:

Avoid dumping bacon grease down the sink

Harsh chemicals such as bleach, acetone, nail polish remover, etc.

           Drain Cleaner - "Drain-o"

           Powder laundry detergent

Any "Septic Starter" (the excrement from your body is a starter)

           Motor Oil

Condoms, cigarette butts, dental floss, earplugs, diapers, coffee grounds

           Any food items

           Cosmetics

All of these items can disrupt the natural balance in your septic tank that works anaerobically to break down and separate solids before they make their way to your septic field. By avoiding dumping these down your sink / toilet, you are safe guarding your tank and its natural process to break down organics.

Will My Septic System Work Without Power?

This can be a scary thought - the power goes out...will I be able to use my toilet? This question depends on one thing - is your septic...

This question depends on one thing - is your septic system a pressurized system or is it a gravity system?

If you have a pressurized system (without a backup generator), then, if the power goes out, your septic system will not work. This is because you have a pump tank that is sending effluent to your septic field through the use of an effluent pump that runs off electricity.

If you have a gravity field (usually older systems) then you can absolutely use your septic system if the power goes out. This is because the system is using a gentle slope to send effluent to your septic field.

We highly recommend anyone that is living in a home with a pressurized septic system to have a backup generator either big enough to power their entire home, or at least their septic pump. By doing this, you will have no worries if the power goes out for multiple days. You will be able to use all appliances as normal and not have to worry about your septic tanks filling up and potentially backing up into your home. With that being said, if the power does go out and you do not have a generator for your septic pump, you are able to use your septic system for a short period of time as it will have some room to hold more sewage entering from the home. How much exactly? That will depend on how full your tank is / how big your pump chamber is. If the power goes out for extended periods of time, you may want to have your septic tanks pumped to ensure you can still use them until the power comes back on.

Are Septic Systems Bad?

If you have never lived in an area or in a home that has a septic system, there may be some questions going through your mind about...

If you have never lived in an area or in a home that has a septic system, there may be some questions going through your mind about septic systems. One of those lingering thoughts may be "are septic systems bad?". To answer this question, no, septic systems are not bad as long as they are functioning properly and not posing a potential health hazard. What do I mean by this?

First off, septic systems last anywhere from 15-40 years, with an average number being just below 30 years. The reason why septic systems don't last forever is because the receiving soil that is being saturated by the effluent cannot take on liquid every single day for more than around 30 years.

Secondly, a functioning septic system will be able to move waste water efficiently from your home to your septic field. The process of aerobic bacteria breakdown in the field is where the magic happens and can actually benefit the surrounding area to provide nutrients and to filter the waste water back into the earth.

The third reason why septic systems are not bad is the fact that prior to waste water treatment regulations, many people living in rural communities focused on waste water disposal, as opposed to treatment. This meant untreated sewage was entering bodies of water, rising to the surface and causing health hazards for themselves and surrounding properties / communities. The addition of regulatory bodies mandated that sewages needs to be treated and systems must be built to code in order to be a "legal" system.

Septic systems are an essential part of rural living and must be built to regulations to ensure proper functionality and longevity. Not only does it protect our environment, but it also can negate potential repair / replacement costs if a system is put in incorrectly.
Why Are Septic Systems So Expensive?

This is a question that gets asked a lot, not only by clients, but also in day to day talks with friends and family. Putting aside the rise in supply costs and components for systems, there are a few reasons why a functional septic system that is built to last will seem expensive.

In this industry, it really pays to know. And what I mean by that is you could have two different quotes from two contractors, where one is significantly cheaper, but may not be the correct system for your home. By 'correct system' I mean a system that is going to meet the requirements of ASTTBC and the demand of your home AND last up to 30 years without failure. This comes with knowledge and experience in the area and knowing the soils, which is not an easy thing to do. Paying money for a professional system that was designed by a ROWP that has done hundreds, maybe even thousands of systems will cost a little bit more in the beginning, but I can assure you it will save you money down the line on repair / replacement costs.

We always try out best to be competitive in pricing our septic systems and ensure we design a system that meets all the requirements set out by the Health Act and ASTTBC. It is important to note that whenever you are comparing quotes, you must compare apples to apples. What I mean by this is, one planner may design a Type 1 system that is significantly cheaper to install, but your home's receiving soils may call for a Type 2 system. Ensure you know what is involved with each quote so you can compare them properly.

Septic System Maintenance is crucial for a number of reasons spanning from protecting your homes value, to avoiding unnecessary repair / replacement costs in the future. In this article, I am going to cover a few reasons as to why maintaining your septic system is so important; not only for you, but for those around you as well.

          Reason #1 - Save Money

Did you know that the average cost to replace a septic system is around $20,000. The average cost to repair a septic system is $8,000. While the average yearly maintenance costs around $500. By sticking to a maintenance plan created by a professional, you can avoid those massive costs of repairing or even replacing your septic system. Regular maintenance can be things such as: cleaning the effluent filter in your septic tank, ensuring your float switches are working, testing the high water level alarm and checking for any blockages in your pipes. By adding these essential septic system maintenance items, you can prolong the life of your system by a number of years.

Reason #2 - Protect Your Homes Value

This may be a reason that people do not think of often, but it holds very true. If you are going to sell your home, I would say almost each person looking to purchase your home is going to want a septic inspection performed. If you system has been left for years with no maintenance, it is going to be reflected in the inspection report and may even be recommended for a replacement system due to lack of maintenance. As mentioned above, a septic system replacement is on average $20,000, which would be negotiated off the price of your home if has failed. Further more, by retaining the value of your home, it is essential to have a maintenance plan specific for your system and sticking to it year after year.

Reason #3 - Protect the Environment Around You

This reason may just be the most important of all. Failed septic systems can have catastrophic effects on the surrounding environments. Effluent that has risen to the surface can travel to nearby water sources such as streams, lakes and oceans. Effluent that has not been treated correctly can also enter drinking wells, exposing health hazards to you and your community who utilizes that source of water. Professionals can detect and repair systems that are showing signs of failure or have already failed and are now posing a health risk to the surrounding areas.

This list of reasons why maintaining your septic system is of importance is not exhaustive, as there are many more valid reasons to keep maintaining your system. One that sticks with most people is the cost of a new system or a massive repair. Spend the few hundred dollars each year on a regular maintenance and replace your system when needed.
